A lower seat price can still cost more if partner logins, portal apps or WhatsApp messages are charged on top: check each one’s row above.
06/09Ask in a demo
Ten questions to ask before you buy any of them.
Including AuraStack. These are where real estate sales usually break, and where a demo on someone else’s data hides it.
- 01
Do channel partners count as paid users?
Ask for the price of 50 partner logins. On some CRMs the partner portal is an add-on, or every login is a seat.
- 02
Does a unit hold release itself?
Ask to see a unit held for a buyer, and what happens when the hold runs out. A hold nobody clears blocks stock.
- 03
Does the cost sheet price a real flat?
Floor rise, PLC, parking, GST and stamp duty for one specific unit, not a general quotation template.
- 04
Where do demand letters come from?
A construction-linked payment plan should raise demand letters and show what is overdue, without a separate sheet.
- 05
Can a partner see other partners’ buyers?
Log in as a partner during the demo. You should see only that partner’s referrals, with other buyers masked.
- 06
How is brokerage worked out, and when?
Slab, flat or percent; on booking, agreement or collection; with GST and TDS. Ask what happens to last quarter when a slab changes.
- 07
How do portal leads arrive?
A direct integration, an email parser or a paid third-party app? Ask how fast a 99acres lead reaches a salesperson’s phone.
- 08
Are calls recorded, and on which phones?
Android and iPhone behave differently. Ask how recording works on your team’s own handsets, and where recordings are kept.
- 09
Is there a trial on your data, and a refund?
A demo shows their data; a trial shows yours. Read the refund policy before paying: some are zero refund.
- 10
Can you leave with everything?
Ask for the export format and any exit fee before you sign, not when you want to leave.
Ask us all ten on your own project: 30 days, one project, five users, no card.
07/09How we compared
How this list was made, and where every fact comes from.
- 01
Seven things, the same for all
Price, minimum users, free trial, channel partner logins, calling, portal leads, and units with collections: what a builder pays for, or loses buyers over.
- 02
From each company’s own site
Read on 15 and 18 October 2026. Where a company publishes no price, we quote a named third-party listing and say so. Every source is numbered below.
- 03
“Not stated” is not “does not have”
It means we did not find it on the company’s site. The product may still do it, so ask.
- 04
How “best for” is decided
From the tables: the job a product does that the others here do not, or do for less.
- 05
What we did not do
No paid placements and no affiliate links, and we did not log in to other companies’ products to test them.

09/09Straight answers
Questions builders ask when they choose a CRM.
What is the best real estate CRM in India in 2026?
It depends on how you sell; each one’s best fit is below.
No one CRM is best for every builder. For a published price, free channel partner logins and units-to-collections in one system with a 30-day trial: AuraStack (we make it), at ₹799 a user a month. For big launches with broker and buyer apps: Sell.Do. For selling in India and Dubai: Leadrat. For CRM and ERP from one vendor: Buildesk. For large calling floors: LeadSquared, or TeleCRM with SIM call recording. For a big team on one flat fee: Kylas. For a general CRM you shape yourself: Zoho CRM, or HubSpot and Salesforce on larger budgets.
Which real estate CRM is the cheapest in India?
Per user, AuraStack and TeleCRM at ₹799; flat, Kylas.
Among published prices read on 15 and 18 October 2026, AuraStack and TeleCRM cost ₹799 a user a month on annual billing and Zoho CRM Standard ₹800; HubSpot’s Sales Hub Starter showed ₹584.50 as a limited-time offer (₹1,670 list). Kylas charges a flat ₹12,999 a month for unlimited users, which costs less than ₹799 a user from 17 users. Check what each charges for partner logins, portal leads and messages before comparing.
Which real estate CRMs have a free trial?
AuraStack (30 days), Salesforce (30), HubSpot (14) and Kylas (7).
AuraStack gives 30 days on the full product with no card, Salesforce 30 days, HubSpot 14 days and Kylas seven days on Elevate; Zoho CRM has a free edition for three users. Sell.Do, Leadrat, Buildesk, LeadSquared and TeleCRM did not state a free trial on the pages we read, and Leadrat’s refund policy is zero refund.
Which real estate CRMs integrate with 99acres, MagicBricks and Housing.com?
Sell.Do, Leadrat, Buildesk, LeadSquared and TeleCRM, directly.
Sell.Do, Leadrat, Buildesk, LeadSquared and TeleCRM list direct integrations; Kylas offers one as a marketplace app, and Zoho CRM through third-party Marketplace apps at about US$5 a month. We found no such app for HubSpot or Salesforce. AuraStack does not integrate portals directly; it tracks them as lead sources.
Do channel partners need paid logins on a real estate CRM?
On AuraStack, no. Elsewhere, it varies.
AuraStack gives unlimited partner logins free, and they never count as users. LeadSquared sells its broker portal as an add-on, Salesforce’s Partner Cloud starts at US$10 a login a month, and Zoho includes 1,000 portal invites from its Professional edition. Sell.Do, Leadrat, Buildesk and Kylas offer partner portals or apps without a published price.
Which real estate CRMs record calls?
Most of them; AuraStack does not.
Sell.Do, LeadSquared, Buildesk, TeleCRM and Kylas list call recording through telephony providers or Android SIM calls, and Leadrat records on Android with outgoing calls only on iPhone. HubSpot’s built-in calling does not support calls within India, per its help article. AuraStack syncs call logs from company Android phones to the lead and does not record calls.
What should a builder ask before buying a real estate CRM?
Ten questions, from partner logins to exit fees.
Whether channel partners count as paid users; whether a unit hold releases itself; whether the cost sheet prices a real flat; where demand letters come from; whether a partner can see other partners’ buyers; how brokerage is worked out; how portal leads arrive; how calls are recorded on your phones; whether there is a trial on your data and a refund; and whether you can leave with all your data.
Is this list biased towards AuraStack?
We make AuraStack, so judge it by the facts.
We make AuraStack, and it is listed first. So that the list is still useful, every other product gets the job it is best for, every price points to the company’s own page with the day we read it, and AuraStack’s own gaps are in its row. If anything is out of date, write to info@aurastack.in and we will check and correct it.
Which CRM suits builders in Mumbai, Navi Mumbai, Thane or Pune?
Any here; a few are based in the region.
Every CRM here sells across India. Buildesk and AuraStack are based in Navi Mumbai and TeleCRM gives a Navi Mumbai address; Sell.Do and Kylas are in Pune. AuraStack also publishes free MahaRERA data for Navi Mumbai, Mumbai, Thane and Pune, PIN code by PIN code.
Not on the list? Ask us the awkward version — we would rather lose a deal on the call than on the third invoice.
