01/07The short answer
Sell.Do or AuraStack: which one, when.
Both run a builder’s sale. They are built differently, so the right one depends on how your projects sell.
Choose Sell.Do if
- You run big launches and want EOIs, tokens, queues and a live unit grid on the day.
- Partners and buyers should get their own apps: a Broker App and a buyer portal.
- Leads from 99acres, MagicBricks and Housing.com must flow in directly, and calls must be recorded.
- Your procurement team asks for ISO 27001 and a listed parent company.
Choose AuraStack if
- You want one price for the company, not a charge per active user (Sell.Do’s minimum is five).
- You want 30 days on your own project before you pay anything.
- Partners need a login that never shows them your other buyers.
- You want a Navi Mumbai team to set it up with you, on your own data.

03/07Sell.Do pricing
Sell.Do charges per active user. AuraStack charges per company.
Sell.Do does not publish a rate card. Its pricing page says it charges per active user per month, with a minimum of five users, that the price depends on the modules you take, and that AI calling and communication are billed by use. Annual contracts cost less than monthly ones.[1][17]
Techjockey, a third-party software listing, shows a starting price of ₹1,799 a user a month plus GST. That is a listing, not a quote, so ask Sell.Do for yours.
AuraStack is priced per company and quoted on a short call. Adding a site executive, a tele-caller or a partner login does not add a seat.
30-day trial
One project, five users, the full product, no card.
Your own leads and units in it before you pay. Migration is included.
04/07Where Sell.Do is stronger
Where Sell.Do is the better pick.
We make AuraStack, so this part matters most. If one of these is what you need, it should decide it.
05/07Where AuraStack differs
Where AuraStack is built differently.
One price for the company
Sell.Do counts active users, five at least. AuraStack’s price does not move when you add site staff, tele-callers or partners.
A trial on your own data
30 days on the full product, one project and five users, no card. You see your own leads and units in it before you pay.
Partner logins that keep your buyer list
Every partner sees only the buyers they brought. Phone numbers and emails outside their referrals are masked at the field.
Payouts that keep their rules
Each incentive and brokerage line keeps the rule it was computed with, so changing a slab next quarter never rewrites last quarter.
Built in Navi Mumbai
Set up with you by the people who build it, with free MahaRERA data and tools for the 13 Navi Mumbai PIN codes.
Switching from Sell.Do, in a week.
Migration is included. Nothing is switched off while you move, and a full export of your data is yours on request if you ever leave.

06/07Sources & method
Where every fact on this page comes from.
Every Sell.Do fact was read on Sell.Do’s own website on 15 October 2026, except where a figure is marked as coming from a third-party listing because Sell.Do does not publish it. “Not stated on its site” means we did not find it there, not that the product lacks it.
The AuraStack column states what the product does and what it does not: it does not integrate property portals directly, record calls, keep accounts or offer a buyer portal today.

07/07Straight answers
Sell.Do questions builders ask us.
How much does Sell.Do cost?
It does not publish a rate card.
Sell.Do does not publish its rates. Its pricing page says it charges per active user per month, with a minimum of five users, that the price depends on the modules you choose, and that AI calling and communication are billed by use. Techjockey, a third-party listing, shows a starting price of ₹1,799 per user per month plus GST. Checked on 15 October 2026.
Is there a Sell.Do alternative priced per company, not per user?
Yes — AuraStack.
Yes. AuraStack is a real estate CRM for builders, priced per company rather than per user, so adding site staff, tele-callers or channel partners does not change the bill. Every company starts with a 30-day trial on the full product, with one project and five users, and no card.
Does Sell.Do integrate with 99acres and MagicBricks?
Yes, according to Sell.Do.
Yes. Sell.Do’s property portal page lists 99acres, MagicBricks, Housing.com and more than ten other portals. AuraStack does not integrate portals directly: it tracks them as lead sources you can assign and report on.
Can we move from Sell.Do to AuraStack?
Yes, from an export.
Yes. Sell.Do offers bulk data export through its API. AuraStack imports and de-duplicates your leads, channel partner list and visit history before your first login, then loads projects, wings, units and the price matrix on days two and three. Nothing is switched off while you move.
Which is better for a builder with one or two projects?
Depends on launches, apps and price model.
If you run large launch events, need a broker app and a buyer portal, or need portal leads and call recording built in, Sell.Do covers more of that today. If you want one company price instead of per-user billing, partner logins with buyer details masked, and a 30-day trial on your own project, AuraStack is built for that.
Not on the list? Ask us the awkward version — we would rather lose a deal on the call than on the third invoice.
