Real estate inventory management: Every unit, live. Holds that let go.
Towers, floors and units in one grid, a price matrix that reprices every unit when the rate changes, and holds that release themselves the minute they expire, so no flat stays blocked by a rep who went quiet.

01/05How it works
Step by step, as the CRM does it.
- 01
A tower in minutes
Generate a wing floor by floor: up to 20 units a floor, each with its configuration, carpet area, facing, view and rate, numbered like B-1204.
- 02
Six states, one grid
Available, held, blocked, reserved, booked and no sale, each in its own colour. A no-sale unit can never be booked.
- 03
A price matrix
A base rate a sq ft for each configuration, a floor rise, and view and facing premiums. Save it and every unit of that configuration reprices.
- 04
Holds with an expiry
A hold lasts 24 hours unless you set anything from 1 to 168; a block for a named buyer lasts 72. Both release by themselves within a minute of expiry.
- 05
Nothing slips
The grid shows each hold’s countdown and an “Expiring holds” filter, and every hold carries who placed it and for which buyer.
- 06
Booked from the booking
Creating a booking blocks the unit, confirming it marks the unit booked, and a cancellation puts it back on sale.
02/05Who does what
Every desk, its own part.
Admin or sales head
Sets the price matrix and holds, blocks or edits a unit. Holding is an admin right by default; your roles decide who else gets it.
The sales team
Sees what is available, held and booked before quoting a flat, so two people never promise the same one.
The owner
Stock by state for every project, at a glance.
03/05Not yet
What it does not do yet.
Said plainly, so nobody finds out after the switch.
The CRM does not make a cost sheet: the price matrix gives the unit’s price, and the free cost sheet calculator adds GST, stamp duty and registration.
Units are generated wing by wing or added one at a time; there is no spreadsheet import for units yet (projects import from CSV or Excel).

05/05Straight answers
Questions about inventory.
How long does a hold last?
24 hours, or 1 to 168 if you choose.
A hold lasts 24 hours unless the person placing it sets anything from 1 to 168 hours, and a block for a named buyer lasts 72 hours. Both release by themselves within a minute of expiring, so the unit goes back on sale without anyone remembering to clear it.
Does changing the rate reprice every unit?
Yes, every unit of that configuration.
Yes. Saving the price matrix for a configuration reprices every unit of it in the project: carpet area times the base rate, with the floor rise, plus the view and facing premiums.
Who can hold a unit?
Admins by default; your roles decide.
Holding and blocking are admin rights by default, and your roles decide who else gets them. Every hold records who placed it and, when there is one, the buyer it is for.
Can we load a tower we are already selling?
Yes, wing by wing.
Yes. Generate it wing by wing (floors, units a floor, configurations, areas and a rate), then edit single units and set the ones already sold. Projects themselves import from a CSV or Excel file.
Not on the list? Ask us the awkward version — we would rather lose a deal on the call than on the third invoice.
